That’s why at school, when kids got to dress up like they were from the 70s, students would come to school in bell bottoms and afros.

When my son saw an apartment that he really wanted, I told him to run to the rental office (which happened to be the owner's other place of business), dressed in a suit and tie, with copies of references, credit history, rental history, checkbook, copy of his license, paystubs - basically anything they might want, and fill out the application right then and there, and hand it in.   

We also added HVAC throughout and dressed up the curb appeal.

There is this guy in Queens, NYC that is dressed up in a suit and tie walks around the gas station and McDonalds on Hillside ave and the Van Wyck.

Hi Karen,An attitude towards tenants that is more Customer Service at all times, and not emotionally punitive, overbearing or revengeful.An attitude towards me of communication and that I am the boss.An attitude toward themselves of (clean) conservative dress and personal behavior while on the job.All three are important but (notice which one comes first).Just my 2 cents.  

Homeowners may be impressed with hardwood floors, tile bathrooms and designer window dressings and "au currant" appliances, but tenants are more value-driven. 

It cracks me up every time I show up at a real estate auction, and everyone else is dressed in suits, driving high end brand new vehicles they really cant afford, and I roll up in my 12 year old SUV, wearing shorts, a hoodie and ball cap... then I say F*** You by buying the property for cash and walking off.
