Commerical brokerage if you put the YEARS in apprencticing when you come out the other end you can be quite successful.. virtually every commercial broker I know personally who has been doing this for years is quite successful.. this may mean starting as a leasing agent.. etc.. but Joel knows this far better than I do.Just giving you some things to think about.

If your using commerical grade carpet (i.e. not high pile) you need to clean the carpet every so often- like every 4-6 months, you should use a carpet cleaner.

So the likelihood decreases you can do that.And, not for nothing, but commerical banked typically want things like “net worth equal or greater than the loan amount” and/or “9 months PITI in reserves.

At the end of the day I chose a market where I had extended family, low property tax rates, low “dirt” value, but also chose commerical multi family so I could “force” apprecation.

really depends on what you want to do.. along the way the wash out rate for agents is above 50%.. and like I said wash out for wholesalers is about 90% but that 10% can make a nice living .. and morph into other areas.. usually they like to think they want to be landlords. oh and along the way I owned over 500 SFR's as rentals.. that my man is a ton of work and was very glad to sell out.. so lots of ways to use a brokers license along with some of the most successful brokers out there are Commerical brokers long apprenticeship but if you can stick it out its a 300 to 1mil a year income JOB and you are rubbing elbows with the very rich and very successful..
