A month or two after graduation, I will be heading to training to be a service manager (41-45k/year depending on monthly cash bonuses) for 19-21 weeks with all living expenses paid for by my company, so there is even more time to build up capital.

So just as I was pre approved and have some savings to invest I will probably be heading back West, I am just trying to think of ways I can invest on the East coast while living on the West coast for weeks or maybe months at a time.

By 'off-market' I really mean uncovering sellers who have not listed their properties OR getting a list of properties that may be headed for foreclosure.

The good news is the new management company seems to be heading in the right directions but you really need a steal on a unit to make this all worthwhile.

I'll be heading up in March to take an initial look at the properties but our time is pretty impacted so I probably won't be able to on that trip.

This appears to be headed for a first payment default.
