He liked the idea of Butte investing, but there is just a lack of decent property out there in my opinion, unless you're a contractor.

We have an idea on how much we can put the property under contract for, but we aren't too sure on what we can turn this around for.

Ok at a reiclub meeting I spoke with someone and he brought up the idea of Control without ownership while going to landlords offering them 5 year NO vacancy lease.

No idea what the $650 is for.very fast talker and gets upset really easily when you question his service.

Any other ideas on this?

Househacking is a term coined from @Brandon Turner, and its probably the best idea ever for new investors willing to get ahead instead of falling deeper into a labor paid mortgage/debt with no real return.  

I got a great idea of what properties are renting for.
