The FSBO is not going to routinely sell you the house for 6% less than what they would have paid agents--they are selling the house themselves to avoid paying that commission.REOs and HUD homes are sold by listing agents.

So I have to sabotage without them knowing I did ot or things would be more uncomfortable thatn they already will be!

So video production and REO/SS usually doesn't usually go together.Moreover, what you are asking should make an agent very uncomfortable.  

So I am a little bit uncomfortable making the deal with a tenant who is pretty much an unknown quantity, at least from my perspective.  

The biggest thing is just get out there, get comfortable with being uncomfortable. 

If potential applicants are uncomfortable with your questions or offended you do not want them as a tenant.If they refuse to answer any questions (too personal)  or provide requested information (SI#) reject them immediately.

At best they will just not care about routine maintenance and at worst they can do some major damage that can't be traced to them. 

This makes it very difficult to service and do routine filter replacements and cleanings.The bottom line is this.

Owners are going to need to ensure that their cleaning routines are more thorough than ever.
