I bought my first duplex at 21, I had no issue speaking to lenders/realtors/etc because I didn't lack confidence.

At the end of the day, if you are working full time it will be very hard for you to attend the trainings anyway, do lots of youtube, lots of networking with your time after work and little by little you will feel more confident as you gain knowledge. 

I have done many spread sheets but have no confidence in the legality of how I did the math.
