Can you sell a house to a family member/friend/significant other and then be put on the deed after the transfer?

Have a CPA help you guys structure this- but a 1031 would be your best option to transfer that equity into apartments I would think. 

I closed on a $50k house here in VT and pulled up my HUD, and here's what I have:- credit reporting fee $15- flood zone determination fee: $25- Documentation fee: $350- Attorney fee (incl title search): $1,000- recording fee: $150- wire transfer fee: $40.This does not include insurance prepayments, utility deposits, or items like that. 

I did not explain to her the mortgage would not transfer to me until paid in full... probably because I didn't understand that until right now!  

@Alex HostetlerThere is no such thing as a verbal contract for the transfer of real property in Texas (DTPA), so until you have a legal binding contract in place, the seller has every right to continue his business.

I visited a triplex this guy had under contract and wanted to sell for 190k.When I told him I might have the down payment (19k) in a few weeks only, he suggested that we put the triplex under contract at 205k (so I would have to find 20.5k for down payment), but he would immediately transfer me 15k back (putting it in writing on a different contract).

We didn't necessarily sell them, but we transferred them over to a corp.

The problem is the job that I plan to transfer to in a couple months, has a lot of overtime potential and I want to take full advantage of it to build my capital but I am not going to have as much time to analyze and potentially walk properties.

So there is no need to do a quiet deed transfer prior to sale.  

I didn't open and transfer into my Self-Directed IRA until I was a more seasoned investor.
