It’s definitely a tough decision and it seems like the market is hard to find any deals right now.

The prospect primary job is in apartment property management, but that job doesn't cover our 3.5x income requirement, the prospect has picked up 2 additional jobs that were really recent like this month and last month and one of them is the one I'm currently talking here about.

I struggled with getting property manager since I'm remote and low-renting tenants. 

Get rid of this tenant and stop the bleeding.P.S. the money you are losing each year is more than you would pay for a professional property manager.

If the tool has merit, then build it for yourself, and it will pay for itself on that basis alone.If it will not pay for itself (& time counts as a cost) when the only customer is yourself, it's probably been done a thousand times, and/or isn't as useful as you think.

My wife and I love to catch a few waves in New Smyrna and visit St Augustine from time to time.

It will be our first time doing rehab in NY and we thought it'd be very helpful to talk to someone with experience in this area. 

If you have the extra time, I recommend spending some time calling owners around your area.
