yes guru's teach that just having a contract gives equitable interest.. that simply is not true it is in their mind but the only one who can rule on that would be a judge if it ever got that far.  500 .  00 EM is not equitable interest especially if they don't acutally have the funds to close

Very few successful people have the time to teach someone what and how they do things but by giving your time you will absorb from them their knowledge and if they are decent folks then at some point you will gain their trust and they will open up to you.

You really don't need a license to invest in real estate, but I do have to say I have a very good understanding of the contracts related to real estate, so I am a lot more confident in transactions now than I used to be.But if you're the kind of person that is self motivated to study, you really don't need to take a course to teach you these things.Overall, if you don't plan on doing transactions for others, and don't plan on making many transactions for yourself per year, it doesn't seem worth the trouble.
