Is Quicken a good resource for investment homes or should i be looking into other companies that target investors?

If I'm going to buy a house retail then I might as well get it off the MLS and get a rehab job targeted at an owner occupant.

Then learn everything/become very in tuned to your target area relative to rents, condition of properties, sales prices ect as you are the only one that can make yourself successful.

So the all in may not need to be as high.This is where if you did it yourself (setting up your own deals) you could probably get to the equivalent cash flow target "cheaper" as you can use leverage so you don't need the full $1.2M of your own money to deploy. 

If you target 70% it leaves you a 5% buffer encase the appraisal is lower than expected or your Rehab costs are more.  

Direct mail is still #1 in my opinion but internet marketing and social media are catching up. you should expect a 1-3% response route, but it is possible to send out 500+ and get a good response if you're list is very targeted.

I've been looking at doing targeted direct mail.  

Virtual Wholesaling is definitely possible, the key is to learn about your target market first.

Whoever had bid higher than you are willing to bid is either a newbie who might suffer from buying this, or maybe somebody whose analysis has them still making their target profit at the higher bid. 

I love it because you can be EXTREMELY targeted with your marketing.
