Since I live and work in Los Angeles, and the houses here are out of my range currently I decided to jump into the shallow end of the pool to start with a turnkey property out of state which I will be closing on early next month.

Which only makes the pool of available homes smaller.

So, you may purchase in an area that is not as good as you thought, and the consequence is a poor quality tenant pool.

FYIOnce we open escrow, we do the initial walkthrough where we confirm the number of spaces, the general condition of the utilities at each space, the status of the home on each space (POH, TOH, vacant, RV, etc.) and the condition of the rest of the park and amenities (roads, clubhouse, office, pool, etc).

If so, you open yourself up to a larger pool of candidates.

Some house electrical/cement businesses/pool-spa stores or just coffee/bake stores.

The issue is not having enough bathrooms and I am wondering if there is a large enough rental pool for folks who don't mind sharing a bathroom. 

@Kaleb Adam Barlow Some call outs... this is in a 55+ community which means your rental pool is immediately smaller.

I don't mind working with a RE agent on this, when I said go it alone I was mostly just hoping to finance the purchase myself and not have to pool money with someone else to get a loan.
