Both would still require you to extensive due diligence and probably hold very similar risks in terms of the potential for the property to be in condition holding many red flags.

I personally think its a red flag if a manager has very low monthly fees but higher maintenance costs.

This was back when Detroit was much different than it is today, way before Quicken Loans and Dan Gilbert, back then you didn't stop at red lights if you know what I mean.

Prior evictions are most-definitely a red flag that you cannot ignore. 

Guestimating about 100k repairs... new boiler, hot water tank, refinish hardwood floors (there’s currently thick red substance on it, I think that was from the carpeting that was pulled off), new fixtures and lighting, total remodel kitchen + appliances and bathroom, converting 1 or 2 half baths into a full (see below).

That's a red flag for sure.
