The liability paranoia is a product of gurus and attorneys scaring people to use their services, mostly, but properly run they are another hurdle to overcome.I would not be concerned with a 4 plex in my personal name with better financing, if I were going to have 20 properties, that becomes a business factor.

And I am trying to learn more about an entry point, or starting level in real estate, rental properties and the like.I did work briefly as a sales-man in El Paso Texas, long enough to learn the basics of salesmanship, and decided not to go all in on memorizing the specifications on the products I was supposed to be selling, and rehearsing the companies sales pitch for door-to-door sales, or telemarketing.The problem I am having isn't so much a business plan/game plan, as it is initial financing to get the ball rolling.

Yes, it is possible, to a degree but to do so you need to take into other considerations as to the local market, property condition, credit issues, qualifications of the borrower and ability to reduce the UPB, the term involved and issues of predatory dealing which is an issue in commercial lending as well as residential.Big misconception of money types and dealers is that if my deal is a "commercial" transaction, I'm free to do whatever as commercial is viewed as being between sophisticated parties.

If you have that many leaves in your downspouts you might want to consider a product like gutter helmet or something similar.
