It's OK to be scared, but you can arm yourself with knowledge to build confidence to do proper analysis on the numbers.Lastly, one thing that I can't stress enough is that relationships are the key in this business.

Sadly though in a hot market listing agents ,not all, the sellers can also benefit from a listing agent selling both sides because they can get a higher price and some type of rebate back.Let me stress this is unethical but it is a major reason buyers like to go with the listing agent and grant dual-agency

I can't stress enough to check your credit reports at least every 4 months with 1 of the bureaus but it sounds like this couldn't have been prevented since your mail wasn't forwarded.
