I feel terrible for my mom and know she's tired of the constant stress this has put on her.

Though stressful at times, it has proven very successful having someone pay most of our first mortgage for us.In the last year I have also procured my Property Management license and am working on building my business part time with an end goal of making property management and ultimately investment my full time gig.  

So needless to say it can be stressful. 

It's OK to be scared, but you can arm yourself with knowledge to build confidence to do proper analysis on the numbers.Lastly, one thing that I can't stress enough is that relationships are the key in this business.

Sadly though in a hot market listing agents ,not all, the sellers can also benefit from a listing agent selling both sides because they can get a higher price and some type of rebate back.Let me stress this is unethical but it is a major reason buyers like to go with the listing agent and grant dual-agency 

If you go with Option A, it sounds like you have a very hard to deal with seller on your hands which would make later negotiations very difficult and stressful for you.

I can't stress enough to check your credit reports at least every 4 months with 1 of the bureaus but it sounds like this couldn't have been prevented since your mail wasn't forwarded.

I like low risk and low stress.
