-no one is going to save you if you buy a bad deal.

When I had my own rentals I had two accounts (a checking and a savings).

Save and pay down mortgage to 20% equity ($292,000).

My initial thought was to put enough in savings for a 1 year emergency fund (am I pharmacist so I am risk averse!)

@Ellie NarieThis is usually where out-of-state investors will crash and burn is by trying to self-manage a rental and save money.

If they can save you a month of vacancy, that just about makes up for the 10% they charge.

I felt this would be great info to share with those that are thinking about renting to govt tenants.

Couple things to check for:- Check to see if the applicant's name, address and personal contact info matches across all information you receive like credit check and ID to make sure you are dealing with who they say they are.- Have a set of rental criteria you are looking for and compare against that criteria, like minimum ratio of income to rent, minimum credit score, etc.
