I don't know much about the contracting side of the industry and would like to learn more about it.

This is standard operating procedure for any real estate purchase, be it for a traditional retail buyer or a real estate investor.

I was not in that part of the industry but I liked them and thought hell if I can find them a 5 mil property they pay cash for that's 100k in my jeans.. took me all of 30 days closedin 75 ( they had 1031 time constraints).. from there we became good friends.. ( always nice to have friends with this kind of wherewhithal) we have been investing together ever since. 

You are better off buying turnkey and paying retail.
