While the triplex is currently fully rented out, grossing $1,725 per month in rent, we would be looking to occupy one of the units for at least 1 year, primarily as a way to reduce our down payment from 25% to the 10% range and keep more available capital on hand.

I certainly have investors who purchase A-Class assets, but it's usually just parking money for long term equity growth with very few headaches... not ROI based on cash flow.I typically consider asset classes tied to rent price ranges.

Yes, I agree with you synopsis and feel that unless we can get this house under contract for way below their asking price ie. 160-170 range .. this is a no deal.
