@Daniel T Stockman - you might add the 1031 Exchange to your list of options.I would consider WHERE in DFW this property is, given the news that is coming out daily with firm relocations and new development (think Universal Studios coming to Frisco) - I think some areas may see greater appreciation in the near to mid term than others.

This reduces the risk of loan default because a buyer with more "skin in the game" is less likely to default on the payment. 3 Exceptions to the rule include:1. buying primary residence of family member, finance, spouse, or domestic partner2. buying from a landlord where you lived and can show 6 monthly payments3. buying from employer as part of a job relocation In most cases, a conventional loan will be best as loan as the borrower's income (DTI) and credit score qualifies.

It is all based on his whims and fancies.9) Your transaction might be considered predatory lending even when it’s plain to see that they sold their house and are renting it back again (which, interestingly enough, is done all the time with commercial property by business owners who wish to raise capital without relocating).10) You will have to have a ton of equity in the house when you buy it, if you ever plan on selling it back to them, because they will only be able to get a loan (if at all in today’s lending market) for 70-80% of the market value, which will probably be lower than it is now if you’re in a declining market.11) If you buy it subject-to, their credit will improve quite a bit from you making the payment on their loan.

When this happens, the leach field has to either be relocated or (if there's no space to relocate) dug up and fresh dirt put in.Its also possible for the distribution lines to be clogged, such as with a lot of grease or fat.My point of all of that is the tenants may not be at fault here.

If you've owned them for 5-6 years then you should have a good amount of equity to sell and relocate the funds elsewhere via a 1031 but it really depends on what your end goal is.
