Since I did not have scale, I did all of the property management myself (advertising vacant units, showing property to prospective tenants, minor maintenance, finding and overseeing contractors for major repairs). 

I was very attracted to their home remodeling templates, in which you can choose from a number of different room designs and download all the necessary materials/SKUs for the contractor to do the job.

One of the contractors would re-stain existing hardwood floors while the other would install new vinyl planks throughout the entire home, with one caveat.

(sorry ... not free)of course real estate is one application, but this does the same thing for retail, bars, restaurants, food trucks, contractors etc...Thoughts from the group???

We are extremely concerned, as the house needs termite, structural, and additional work before we can move in -- we have contractors lined up as soon as possible after closing, because our apartment lease is up in a few weeks so we will HAVE to move in at that point. 

this is a newbie question but here is my background...I have been a silent partner in flips for the last year on two properties which will be getting the principal and profit back soon as they are under contract or have sold already.   

This is because it will be much harder to resell the note, find a contractor, rent or sale if the population isn't very big. 

Does anyone know of a good contractor who can come take a look at a property with me and give me a line by line estimate of the repair costs in the Seattle area?

When I decided to sell this property & hired a real estate agent, he discovered that the home was in poor condition & wasn't able to put it on the market at the time.The roof had missing flashing on the gable but the entire roof was replaced by contractors hired by USREEB late 2016 as they insisted that it could not be repaired.The living room floor had soft spots under the carpet & the sub flooring was damaged.
