Right now I own 3 cash-flowing rentals, I am 10 days away from closing on a flip as well and have begun marketing for deals in an effort to ramp up my portfolio as rapidly as possible.I guess the question, despite the title, isn't whether or not to LLC--it seems inevitable--but HOW and WHEN and what are the implications?

We are going to price out replacing windows vs. how much time would be needed to restore them and weight the values of those to make a decision on the windows, but I believe we are leaning towards replacing on that front, as the highest selling properties have all replaced.

If you see another RE market that you like better for investments for one reason or another AND you have the geographic flexibility to move there first AND it is somewhere you would actually want to live, then by all means, I'd advise moving their first to house hack ... having said that, I will also say that if you learn and know what you are doing, you can find great deals and make great money investing in RE in any market in the US, so of those criteria mentioned above, I'd more heavily weight living somewhere you would enjoy living.
