Network.I began my RE passion just a few months ago in a very similar situation as you.

I'm an investor myself and I'm super passionate about helping investors structure the deal and terms properly by looking 2,3,4 moves ahead so you don't make a misstep and get stuck (like many investors do).  

Sometimes knowing someone already in an area, doesn't help unless they have a passion for real estate, and have a mind sight like you do.
