If cashflow is your main priority, I suggest looking for a fund that offers a high preferred return (10%+).

Hard money lenders that offer it can do 100% LTC and 70% LTV with a higher interest rate and more points than other lenders.

Right now only about 1-2% of my revenue comes from GVR.I can imagine GVR becoming pay-to-play and you having to spend money to gain traffic from it at some point, but if you are working with a PMS that offers that integration for free (shameless plug of Hospitable.com 😉 full disclosure, I work there) then right now any traffic or bookings you do get are a great bonus!

There's a lot of different ways you can approach it as someone who will eventually have a high W2 income. 

I would highly recommend you get an agent to do a CMA on it.

I highly recommend them when the gov't takes your land for eminent domain issues.

We have been talking to a few property management companies and all of them seem to have astronomically high fees and very tenant friendly management agreements.
