No multi-millionaire real estate investor wakes up in the morning and after their first cup of coffee says, "Gee, the thing that would make my day is if a newbie called me and wanted me to spend 10-20 hours a week teaching him how not to screw up real estate deals."

If your rental is $800/month positive and you're anxious to expand, I would consider doing a cash-out refinance on your rental as interest rates are very low right now.If you do decide to sell your rental, I'd highly recommend doing a 1031 exchange.

I get more anxious to start investing the longer I wait!
