I would consider house hacking and taking advantage of my access to college students seeking rentals, but since I am graduating sooner than a year (FHA seasoning period) and am quite uncertain as to where the job market will take me after graduation I plan to wait and learn in the meantime.

They have a shorter seasoning period, but also a lower LTV value as well, but their guidelines for a cash out refinance are less strict and cheaper too.In any case @Gary Jouver is right though, it is definitely possible, but in order to pull it off it seems you need to have a very careful and precise plan.
