@Mike Fitzgibbons All island agencies use Link MV the local Martha's Vineyard MLS, and a small portion of those agencies also use Cape & Islands MLS and a few use PIN.

Try to get an agency that has the best training, your education is only beginning, there is much more on the legal and marketing side in your community, what you're getting now is state requirements then you'll find what is customary in your area.

To take it a step farther, you could pursue a relationship with your local housing related non-profits and perhaps develop a niche for serving low income renters with a constant stream of referrals from the agencies, and usually some financial backing from their rapid rehousing programs or similar aids.
