I am currently living in South Jersey (where I own 2 rentals) and I will be moving back to Philadelphia by March of 2022. 

I sold my Infiniti late last year, promptly bought an older Corolla, paid off the remaining balance of my credit card in March, refinanced the house in May, and made my first offer on July 26th (they declined...). 

I actually had another tenant from March to June at about $5,500 per month, but I allowed them to cancel due to a terrible family tragedy that changed their plans.Currently, I've restricted my rentals to be 28+ days to see if I can consistently get longer-term renters.

I had credit pulls in March, Aug and Oct for the primary house (still pre-approved and searching, the market is tough).I had 3 pulls from two other lenders for the rental refinances, in June, July & Oct, and in the end, my score is almost exactly the same.

We did one refi a few months ago, sold a 12 unit in Euclid about 3 months ago and refinanced another 21 unit back in March of this year.Setting a 24 unit in Akron up for a refinance in about 9 months to do the same.
