@Dan Green it looks like you are a real estate agent so you can probably accomplish the deal as a broker with a listing agreement since VA loans are assumable to the end buyer.

This is why some home listings don't have major kitchen appliances.

So if my bureaucrat-ese is correct that means you can't  use your VA loan as a construction loan.I could be wrong but I talked to a banker the other day about getting a loan to build a duplex to house hack.  

You talked about location and size, but how are the things you can control? 

As @Johnathan Norman  mentioned this is different than the NPN strategy hoping to get a preforeclosure property for a potential flip or workout.One thing we don't talk about much as note investors is the ongoing need to redeploy capital.

Its probably easier and cheaper to just buy a list of RE investors. 99% of what I post on this site has been to help others completely free of charge.
