I am getting with my tax guy in about a month to discuss in more detail, but essentially I *think* the main 'tax benefits' come from being able to write of interest and the big one depreciation.

The inspection came back with about 15 nit picking items that "had" to be fixed.

I wouldn't suggest selling without talking to you in more detail.

If everyone in the neighborhood has a chain link fence then just leave it for now.But it also depends on what other things may be needing repair... if you have other big ticket items that will need repair then I'd focus your money on those first before worrying about the fence. 

Major systems like HVAC and septic must be in working order.If any of those items cause an appraisal to fail, you can consider an FHA 203K (construction) loan.

Hi @Tyson Dierschke I don't have a long detailed post; however this sounds like this could be a really good deal worth digging into and crunching all the numbers and really deciding what you can handle in regards to the flip and if time wise it is doable.
