I also don't go after the top rent possible BUT I don't think it hurts me because I think that I make up for that with reduced vacancy.

Also, do they remove the inquiries for you in-house included in the fee?  

That includes the architects, structural and MEP engineers fees as well as the city permit.

Then write up your own statement explaining it, to include the amount of rent income lost (or other expenses) due to the delays.
