If you ask all of these questions AND have people looking out for your best interests it would be almost impossible to get horrible results.

Horrible location, you dealing with a lot more work, higher turnover  and in better locations its a bit easier.

I knew the house needed a completely new kitchen and bathroom as they were in horrible shape, everything else was cosmetic so we focused on the main focal points which were the KITCHEN and the BATHROOOM.

I broker loans for commercial deals throughout the nation and recently came across a horrible experience with a lender.

Obviously not a horrible deal (you've had it for 5 years) , but certainly can do better. 

A lot of people make that mistake and they get what they pay for and could even add more cost to their remodel by hiring the 'cheapest' PM that did a horrible job at managing things and actually increased time and cost of the overall scope of work. 

I would not recommend poison, because it is horrible when they go and die in the wall or behind something and start to smell and you can't find them.  

You could get 10 motivated seller leads but still not close a single deal because you're horrible at negotiating.

There is probably a price that makes it a great deal and a price that makes it a horrible deal.
