Even a nice city like Corona has the Home Gardens are, which is a lot like SB, in it.I would not cross SB off, I would just be very careful when considering a property there to see if it fits your requirements as a whole.

I rarely had terrible experiences with tenants as most of them are quality and even slightly high maintenance, but in a strange way, I am happy about that they care. 

only to find that my clients did not care.  

Back in January of 2015 I left my job to take care of my dad.

I have a partner who is a pro contractor as well so I have the "fix" end of the business taken care of,  but now to be successful I need to learn more about other areas of town.

I pay the property taxes, and tenants take care of maintenance, insurance for their trailers, and all the utility bills. 

I am going to start mailing to my FARM but I want to know if anyone has any tips to meet new people!

@Gaston Barua-You would be better served if you had an experienced individual, hold your hand through the underwriting process of scrutinizing a deal with a careful eye ( and with some good software), as no two deals you encounter will be the same.Books are wonderful, only to a certain extent.
