In fact he had his engineering guys tear down & completely o/haul a pellet stove that was quoted out @ $700 just to service.

Old truck driver trick to get rid of the smell in a trailer that had been used to haul something nasty was to throw some coffee around inside the trailer.

So, if I can't get in that back door, I have to haul all my stuff and my dog wrapping herself around my legs with the leash through that other door with my key.So, as a tenant - I vote regular good old keys. 

I liked hiring movers through the U-Haul site the last couple times I moved. 

Your tenants will be in it for the long haul.

We had to tear down the Alamo, and haul his stuff out.  

Getting rid of all carpet and replacing with laminate/tile/etc will be a money saver over the long haul.

That way the tenant will have a working detector so long as they do not confiscate the batteries to power their electronic toys  :)

You don't want to inspect so often that they can say you're harassing them or affecting their quiet enjoyment, but you might be able to detect something going on.Funny story: We knew we had a tenant with a rabbit (no pets policy), because the owner hauled trash away on weekends because we didn't have city pickup on weekends.
