If I see it needs a new roof I won’t even consider it unless it’s absolutely smoking of a deal because a roof on a 3 or 4 unit 3,000sq ft house can be 8-10 grand right off the top .

No ..but I’m greedy lol  as an example my triplex gets about  $1,500 a month in rents .After all expenses I get around 275$ per- door .... 800 profit a month ,Did I mention I only paid 35 grand total for the property  ?  

In Spring, for example, the construction of the Grand Parkway is turning the rural into the suburban as new housing developments are built daily it seems.

This stip agreement will still cost about a grand though as we need to pay attorneys fees to handle it in court.

Stay away from the resort areas or one horse towns in Michigan but Detroit (Suburbs), Grand Rapids, Kalamazoo, Lansing all seem like bargains.

That's no small win, sounds like a grand slam.
