So as my wife is saying 'I told you so' I had to evict the tenants, who also trashed it, then fortunately I sold the place for $30k to a neighbor (who approached me) & held the note.

@Brian EastmanBrian, thanks for helping me set up my IRA LLC over a year ago.I am very fortunate to have found you.I bought 4 properties and have them under management with an original 50% LTV.The loan is only 5 years, so I can avoid having a mortgage if I sell in 5 years.
