Then, build a pergola straight out from the wall to completely cover the entire deck, with two fat supporting columns at the corners.The least expensive way to create interest with the entry leaving the steps as they are, would be to build a "shed" roof sloping toward the front yard, over the landing... maybe use a cool standing-seam roofing material.

The floor and kitchen really stands out.

They use until they can't stand anymore and then it hits the dumpster.

For example, I personally can't stand tri-levels but there are a ton of those in my area and people seem to keep buying them.Risk of flooding, sewage - that makes me think there is a drain in the middle of the floor like you do have in a lot of non-living space basements.

But of course you want to build to meet demand so you don't have excessive carrying costs on your standing inventory.
