Seems like a lot of work for only an extra $200 on a good day.

I am brand new to the whole idea of buying, selling, renting, flipping, and any other fun you can have with real estate to make some extra income on the side.

The comps are out there to support coming close to the ARV that you are advertising if you look at just the lot size and square foot of the home, but all of those homes are superior in that they're newer construction with end-buyer-desired floor plans, have barns or extra garages, and some are even water front.  

One is that my two "home" markets in Sarasota, FL and Asheville, NC are pretty hot right now, so many agents may feel rightly or wrongly that they don't need any extra help to move properties.
