Experienced developers are vertically integrated and don't need new friends or want to do mentorships. tie a site up, record videos, establish yourself as someone they need to do through marketing. if you want to really do that it's what you need to do.

Colleagues I know in the industry would only do this for their most experienced and financially capable clients.

Once you've done enough of that to have a goal, find an agent and a lender, learn to analyze deals (tons of good resources here on BP for that), and land a deal! 

Additionally, I'm open to training as an agent while pursuing my degree.

Would love to partner with an experienced investor(s) here on a multi-family investment deal or something else that produces an income. 

My realtor who is also the selling agent, said she tried getting info form the lawyers and the Hoa. but no one is giving her a straight answer.

@Matt Kab if it’s only your unit experiencing the problem, examine if you’re doing something that attracts them.
