The company I work for has a site, but I am wanting to create my own to promote myself alongside our companies site.

I have a couple of STRs and I work with a lot of the developers in Nashville to help promote and sell the commercially zoned STR developments that have started going up around town the past year. 

I spend about 15 hours promoting them, collecting rent, doing repairs and all other necessities.  25 x 52 is 1300 hours. 

Yes, depending on my self-promotion strategy I will direct to one of the main booking platforms my property is on.  

In the listing, I promote that all of the landscaping is professionally maintained.

I tried promoting this program years ago and had at least 5 buyers sign up online.  

I have been pitched this by promoters recently, and my top 5 corporate tax law firm and accountants have advised against both deferred sales trusts and monetized sales contracts.

This can get tricky on that line between advertising and self-promotion.
