Lot B has infrastructure upgrades but no dwelling.

My plan is to repeat this same model every 1 or 2 years until I reach a portfolio of 10 single family homes, then upgrade to a multiplex of no more than 15 units.

I admire slow and steady, and waiting for tenant turnover to upgrade.

One month after the upgrades were complete, the toilet that was installed starts leaking.

If the door needs to be replaced and it currently is a 32 inch door why are you required to upgrade the opening.  

If all the comparable rentals have stainless steel and granite, then that rental would probably need those upgrades to get top dollar.

I even offer to do some simple upgrades to the unit if they stay.

For the kitchen we need to upgrade to a stainless stove and dishwasher-the fridge is already a stainless french door model.
