@Paul Chase, and realistically you should not be able to easily hide assets from those things.

When you work in price points under $200k, you may need to be closer to 65% and deals over $300k can easily be profitable flips with 75% or even 80% depending on the details of that particular transaction.

I would rearrange the "As Is" section. 

That being said, the truck is used and it could easily cost you over $10K to find a reliable CRV.I think your best option is increase your income.

An attorney is only a few hundred, but other expenses that happen with real estate can be thousands of dollars, very easily. 

If it's a good buy for you and you can rent it easily, you should buy it. 

I have not found an investor specifically, but the Realtor I'm working with is very familiar with investing (and now that I think about it, he easily does both, but I haven't pried).

And unlivable SF will also depend on how easily it can be made livable, since changing basements into dens or garages into bedrooms is far cheaper than putting on an addition. 

Have it written in to your lease, which should be month-to-month, so if they violate it for something other than non-payment you can easily part ways and disentangle them from your life.
