When you work in price points under $200k, you may need to be closer to 65% and deals over $300k can easily be profitable flips with 75% or even 80% depending on the details of that particular transaction.

And unlivable SF will also depend on how easily it can be made livable, since changing basements into dens or garages into bedrooms is far cheaper than putting on an addition.

Have it written in to your lease, which should be month-to-month, so if they violate it for something other than non-payment you can easily part ways and disentangle them from your life.
