It might not be zoned for dense development and rezoning requests can take over a year so it might just be too much work for a little profit for a large developer.Lots of information can be fund just by accessing public records so they might be able to pull all the details about this deal / land even without you knowing about it.You can also ask them why they are backing out.

I would say your cost estimate is way off, I haven't heard of anyone doing a project like that for $100k (granted I don't know the details) because construction on small projects is running $325 (at the EXTREME low end) and up - some other commenters have mentioned this as well.

Drive by the places of employment for both and drive by the addresses for both and see how they live currently.
