It seems to me reasonable to declare myself a real estate professional this year, and in preparation I have been documenting my hours through a tracker with supporting emails, photos, etc.

The declaration page shows personal name and LLC listed.Now I am trying to add them in Umbrella policy but the agent says - Rental properties would not be included under the personal umbrella because they are insured as LLC.What is my best option ?

I vaguely recall the Seattle proposal and must have filed that under "possible local laws to deal with." and did not remember that Seattle's proposal did not succeed or that it made it as far as the Supreme Court.

Since the court is very slow, am I allowed to start the process after 30 days, so by the time it will be in court it will already be 60days or I can't serve them until after 60days.

You stated "It looks like the bank started the foreclosure process for the HELOC, but was - assumedly - stopped by the CARES act"Not sure what state you are in but in NC, if FC process has started and filed in the court, a special proceeding file will be created and will have the 45 day letter and 30 day letter filed along with notice of hearing.

Furthermore, and more concerning to me, is that some states may not recognize series LLC in the courts even if you set up the series LLC in a state that allows it.
