There's a lot of room to grow (recording all calls, getting transcripts, sending SMS messages with the directions to your office, etc.The model does require that you leverage one of their numbers, either a toll-free or a number local in your area, but the cost is reasonable.

Second reason: I plan on leaving the property to my wife to provide income for the family's support in the event of my pre mature death She is ill suited to manage properties and I would prefer professional management in this case.

I would like to interject my opinion/concern with this type of investment under the hypothetical that it was plausable (marketable to find them, etc).Here are my concerns: A seller wanting to exit from a LLC or LP and sell there shares usually stems from their unhappiness with the operation and with the other partner(s) involved and as such could be your underlining risk that would be a deal kiler for me. if it was running smoothly and you ran into a great scenario where the one partner needed to sell due to financial trouble, medical expenses, death in family, etc, then you could have a situation wheer you could buy into a good partnership at a great discount.

tenants will lie to the death or until the sheriff comes to put them out, even then they will claim they left on their own and wanted the sheriff there so you won't attack them because your the crazy one!
