The danger you run here is setting expectations you don't plan to keep.I would get them a gift card to a restaurant or something similar.

Not for the fainthearted, it's a dangerous and difficult, and NASTY process.

It is NOT new undiscovered territory. 

Where I live in Houston, I believe the market is currently too dangerous to enter flips as it may go down soon but rentals are okay.

Maintenance and repair comes with the territory.

I saw you're in FL, I'm not familiar but usually those really high targeted markets sacrifice cash flow for appreciation, so if you're looking for a higher mix of cash flow you might want to push your territory out a bit.

Rents and prices only rise significantly when the population is growing.I then eliminated any city on Neighborhood Scout's list of the 100 most dangerous US cities.
