So should I sell the truck and buy a cheap beater car like a Honda CR-V or should I keep the truck knowing that in a few years I’ll want to buy another one?

My employees are cheap, but I make it out by sending them to prevailing wage jobs when I don't work commercial and our down days, so to them, their take home pay actually levels out if you consider on a monthly basis.

We acquired the property from the city for $14k (dirt cheap). 

Cheap and easy to setup through Gmail, but will give you credibility. 

I got the property super cheap with a cash deal and the house is like new with gorgeous land but scorpions are a concern that worries me.

Mind you, I was incredibly cheap.

I do have construction experience, outside of being an architect as my day job, so i know i could do good work and for cheap.

I'm not really upset about losing this deal, but MF is relatively cheap and they go quick and I want to be in the best position I can be to get the deal.
