Things like smoke detectors and other miscellaneous tasks can be tedious but they only come up so often and if you hire the right company they won't charge you an arm and a leg to do those small tasks that take less than an hour. 

I'll look into the earnest deposit, could be a leg up although my cynicism just makes me think that all the offers are for cash at above asking.

Get rid of the TV, stage some chairs in front of the fireplace and leave the rest open for view of the river.

I recognize that not everyone has these skills so I'm hoping that it gives me a leg up on the competition.  

Someone can teach you at the side of the pool how to swim and the different strokes you can use to swim but you won’t really know how to swim until you finally get into the water and start moving your arms and legs.

Also to maximize your value sometimes you can even do the leg work to get the property entitled to what you deemed as the highest and best use.

The owner there would like to partner with me in a new entity with the model that I do all of the leg work and he will finance and design - but it has to be profitable for both of us.

That way if tenants decide they do want curtains they are not standing on wobbly chairs nailing holes in your walls or the window frames because they don't have the common sense to purchase their own rods.I have, in the past, even used curtains when showing a house; I usually get these from the local Family Dollar, Dollar General, General Dollar, etc..
