We're in the middle of a remodel on the apartments which is where our attention has been focused.

Understandably your rent and competition is at the mercy on how well the other owners take care of the interior of their complexes. 

. * I always walk through property to make sure it is in great condition, and do the fix as soon as possible.I would schedule 1-2 time walk through to units anuualy to make sure the tentants are taking good care of the units.  

This may or may not be an option for you but thought I would just let you know as they take care of getting everything setup on all the major sites and take care of your photography and listing copy (wording).  

After all the sole focus is collect your rent so who cares if this does actually exist and could do harm both mentality and physically. 

I wouldn't hesitate sending a demand letter (nicely and carefully worded) to the PM to request what is due to you. 

Does the house REALLY need to be staged or was it rehabbed well enough to get the attention of a buyer as is.Like I said..

So much so that neighborhoods adjacent to our "hot areas" have become very popular areas to invest, as well, so new neighborhoods continue to draw attention.

If you do not care that they have pets in a property with a no pet policy your lease is null and void.
