So i start my career in real estate as an agent and about three years ago I discovered Biggerpockets community that I dicovered that the ways of making money in real estate are basically unliomited, creative financing, storage, flipping, house hacking, wholeselling and much more. 

Thanks @River Sava - we're really hoping for turnkey, but would be open to some minor rehab projects.

So basically would I be able to live in one side and rent the other side in a duplex . 

However, Tampa+Orlando are projected to lead the state in appreciation over the next decade so that's why I personally chose to put all my focus and even moved across country to invest in the Tampa Bay market. 

I told him that it doesn't make sense for me to do a project for a 30k return, that there is too much risk.

Hey Russel,Admittedly, I do not know BAM; I am curious about what is driving your interest in/decision to invest whether its a preferred return or more back end equity, or just tax advantages.The market has definitely put some operators' projects in distress, and it is very unfortunate, but the flip side is that other operators are able to use stabilized financing to acquire these distressed assets.Our operator partners are seeing an almost 20% discount as they are acquiring assets today.

Do you have some numbers on the homes value and the projected rebuild? 

IMO, it indicates that you would have trouble during the project...
