Sounds like you guys have a good foundation for the mechanics of the project. 

I do use cozy for payment processing and have auto payment set up but many times the payment fails due to insufficient funds.

So investor loans were dog tough to get and only for the most well qualified.. and rates now are still historic lows they dropped actually in December at least owner occ did.. so depending on the area and if you have uber capacity to transact you can take advantage.I look at a lot of the folks that post here and many are in areas were houses are priced like autos pretty easy to buy 4 houses when they are only 20k each.. :)  so keep in mind things get tough financing could hinder your ability to partake  today financing is still very strong. 

This is on auto deposit monthly.

You can invest in credit card debt, auto debt, residential or commercial debt.

This is where there is a problem with the flapper or shut off mechanism for the water. 

You never know when you might be involved in a bad car accident that might have a lawsuit that goes beyond your routine auto coverage.

Mechanical items require the most maintenance.

It is the architects job to not only provide you with the floor plans and renderings, but also include door and window schedules, demo schedule (if applicable), electrical, plumbing, and mechanical schedules, etc.
