Its amazing how a few dollars/foot can really sway decisions of mid size companies.As far as amenities,  I would add a fitness center, possibly a nice break room, and little things that you can put on a marketing brochure.  

For those of you who have felt the sting of losing out on an amazing deal because somebody else came above you with all cash, I have a suggestion for you... 

It's amazing how fast a craigslist ad will generate several people at $12 bucks an hour paid daily, cash to do stuff.

I like your specific questions to ask realtors as well, the ones I worked with to buy the home were AMAZING!

I also would recommend just subscribing to all the meetup groups that are involved in real estate bc then you get access to the email threads and I have made some amazing connections through that as well.
